How often should commercial VCT floors be stripped and waxed?

Most commercial VCT floors are stripped and re-waxed once or twice a year, with regular buffing or scrub-and-recoat in between. High-traffic entries and hallways may need a full strip more often; low-traffic offices can go longer. A recurring maintenance program keeps the finish built up so a full strip is needed less often.

What is the difference between strip and wax, scrub and recoat, and burnishing?

Strip and wax removes all the old finish down to the tile and rebuilds it with new coats. Scrub and recoat removes only the top worn layer and adds one or two fresh coats. Burnishing adds no finish at all; a high-speed machine polishes the existing wax to a high gloss. Most floors use burnishing and scrub-and-recoat to stretch the time between full strips.

How long are the floors out of service after a strip and wax?

A stripped and waxed floor is usually ready for foot traffic a few hours after the last coat dries, and we schedule the work after hours so the area is ready before you open. Keep heavy rolling loads and mats off the fresh finish for about 24 to 72 hours so it fully cures.

Do you work after hours so our facility stays open?

Yes. Most stripping, waxing, and recoat work is scheduled evenings, overnight, or on weekends so your offices, church, school, or store never has to close.

How many coats of wax do you apply?

A full strip and wax on VCT typically gets four or five coats of commercial floor finish, sometimes more in high-traffic areas. More coats build a deeper gloss and a thicker protective layer.
